Sell Your Home Fast in this Hot Albuquerque Sellers Market

Home sales this fall outperformed last year’s numbers due to historically low interest rates, according to data from the National Association of Realtors showing a 20.2% increase in closings in October.

According to a report from the Federal Housing Finance Agency, US home prices climbed 7.8% from the third quarter of 2019 to the third quarter of 2020, the fastest year-over-year increase since 2006. 

Several factors have contributed to the increase in demand. People who work at home due to the pandemic, fearing that they won't return to the workplace, have sought larger home-office spaces, often by buying bigger houses. Low mortgage rates have encouraged people to buy, while the supply of available homes is still low. 

That means home sellers have it good until at least the end of the year if conditions hold. According to a study by the National Association of Realtors in 2020, homes sold for an average of $66,000 more than the purchase price, up from $60,000. 

But low inventory and an increase in buyers isn’t the only reason you should sell your home. Here are some other factors to think about.

Interest Rates Are Expected to Remain Low

Before the U.S. was infected with the coronavirus, economists and real estate professionals predicted mortgage interest rates would stay low for most of the year. The pandemic has caused interest rates to drop even further, and this decline has been predicted to continue well into 2021.

You Have a Starter Home

In areas such as Albuquerque, where home prices are rapidly rising and bidding wars are common, entry-level homes, frequently purchased by first-time home buyers, should see a lot of buyer activity for the remainder of the year.

3 Reasons Your Albuquerque Home Isn't Selling

"Why isn't anyone buying my house?" That's a question asked by many a home seller. You may think your home is a gem, but in reality, it may not be as desirable as you think it is.

When it comes to selling your home in Albuquerque, there's no magic formula. It's pretty basic. These problems below will definitely keep your home from selling. Look at these with an open mind and see it they apply to your situation if your home has been on the market too long.

Because your home is ugly

This is a tough thing to admit, but your home may not be the palace you think it is. And just so we're clear, "ugly" can also stand for:

• Cluttered
• Outdated
• Dirty
• Messy
• Tacky

Unless they are an investor, few home buyers are able to walk through a mess of a home and see its potential. You need to have your home in a clean and presentable state to affectively market it. Your home also needs to be free of personal items, such as photos, knickknacks, artwork, or just anything that will be distracting to a potential buyer.

Because your price is unrealistic

This is the No. 1 most common problem with homes that are not selling, says MSN. "If you're guilty of having "a 'what the heck are they thinking?' price tag," they say, you can expect to sit on the market for a while.

"Price is usually the overriding factor in any home that doesn't sell. Whatever its problem, it can usually be rectified by adjusting the price."

Adds U.S. News: "Without question, the No. 1 reason a home doesn't sell is price. Sellers have an emotional attachment to their homes and tend not to be objective about the true value."

Don't let your emotions get in the way of selling your home. Think of it as a business transaction. Remember that the market sets the price, and your real estate agent knows the best price to set. Rely on their judgement and your home will sell faster.

Because you're not cooperating

One of the main reasons a house will not sell is because the seller is not cooperating. This is one of the reasons a house will be overpriced, chasing away buyers. Uncooperative sellers also tend to ignore other advice from their agent, about keeping the home tidy, being available when needed, being open to price reductions, being able to make the house available for open houses, and agreeing to terms when there is a contract discussion.

When it comes to showings, it not about what's convenient for you. It needs to be convenient for the buyer. If they can't view your home on their schedule, they will just go onto the next home. Think of them as the customer. You need to cater to what they need, not the other way around.

To be fair, selling a home is never easy. But if you make your home presentable, set a fair price, and work with your agent and buyers, you should have no trouble selling your home in Albuquerque.

What Is a Purchase Agreement?

Now that you've found the perfect home for sale in Albuquerque, the next step is to determine how much you want to pay for the home. This leads to getting a signed offer to purchase to the seller. While the whole purchase agreement is important, there are some parts that are critical to understand before you sign. Here are 3 of those parts.

Earnest Money Deposit

The earnest money deposit is the amount of money you’ll be giving the seller when you submit your offer to purchase (or shortly after it is accepted) to show you are serious. This is not the same as a down payment, which is what you give to your lender.

Usually you pay about 1% of the price of the home to the seller, and the money is kept in the broker’s trust account or with the title company. If the seller accepts the offer, the earnest money will be applied to the purchase of the home.

Personal Property

Personal property is anything that is not permanently attached to the house. Sometimes personal property is included in the sale to sweeten the deal. These items will be listed in the purchase agreement or in a separate addendum.

Items of personal property commonly included in home sales include:

  • Appliances
  • Yard equipment
  • Furniture

Closing Date

There are various strategies when it comes to choosing a closing date. Some people feel it’s best to close escrow as late in the month as possible. This is because prepaid interest, which you’ll need to pay at closing, is prorate from the date of closing to the end of the month.

If you're keeping a tight leash on your cash flow, you may want to close escrow early in the month. Your prepaid interest charge will be higher. Yet, because mortgage interest is paid in arrears, you will skip two mortgage payments instead of one.

That said, there are some times that are better for closings, for various reasons:

  • Avoid closing escrow near the fall and winter holidays, especially Thanksgiving, Christmas Eve or New Year’s Eve. Real estate professionals, like everyone else, take time off to be with friends and family.
  • If you are both selling and buying, you may need a simultaneous close, allowing both escrows to wrap up on the same day. This is a delicate process and it does have its shortcomings, which can be explained to you if you are in this situation.
